Step 1. Instructing W2 Estates formally: We will visit you and run through our simple Terms and Conditions and explain our obligations under the ‘anti-money laundering’ regulations, making sure we answer any questions you have. You will then be asked to sign these, formally engaging us as your selling agent. Any advice regarding layout, presentation and enhancements to ensure the very best results will also be covered at this meeting. We will agree access and viewing arrangements and might also collect a spare key from you at this point. Please be assured, we will never visit your property without your prior knowledge or consent and all viewings will be confirmed by phone and email in advance. Step 2. Preparation for marketing: We will arrange for our professional photographers to either make direct contact with you to photograph your property or, with your permission they will collect the keys from us and visit the property independently. They will also carry out the production of your EPC ‘Energy Performance Certificate’ and full floorplans at this time. When the photographs, floorplans and EPC are in place we then design your eye-catching brochure. These brochures are created with the focus of generating quality viewings from the most suitable buyers and are individually tailored to each and every property we sell. This is key to achieve the very best offers. We will then send you a copy to approve, usually by email. However, if you do not have an email address don’t worry, we still use the post or you can pop into our office. Step 3. Going live to the market: When you have approved your brochure, we are ready to launch your property live to the market, safe in the knowledge that together we have done everything possible to create the very best first impression. The first 4 weeks of marketing is one of the most important times of any property sale. This is when you will be visible for the very first time to all those serious buyers both on our own database and those searching through the major property portals such as Rightmove, Zoopla and Primelocation. Press advertising and high-resolution window displays will be produced and posts to our social media sites created. This is why we will never cut corners when launching any property to the market. First impressions are simply too important. If you have agreed to a ‘For Sale’ board then this is also when our board chap (who manages all our boards) will erect yours in a visible, safe and secure place. Step 4. Viewings, feedback and updates: Now your property is live to the market buyers will be keen to view. We will phone you before every viewing takes place to make sure it is convenient to you. Then, an email confirming all the details of the viewing will be sent to both yourself and the applicant viewing the property with us. This ensures everyone knows what is happening at every stage. If a time or date is not convenient, just let us know and we will make sure the appointment is re-scheduled accordingly. One of our experienced team will always accompany viewings to your property and it will always be left safe and secure and exactly as we find it, every time. Following every viewing we generally allow 24 hours to pass before contacting the viewer for feedback. We will then pass this feedback to you. We are always happy to provide feedback on the very same day! If any information or specific feedback results from viewings which we feel will increase the chances of a successful sale then we will discuss this with you.
